Renvae

For property agents

Your rental admin, by hand or with tools

A Singapore property agent working their own rentals spends the day on two different kinds of work. One is judgement (pricing a unit, reading a tenant, closing a negotiation), and no tool improves it. The other is typing: the same listing rewritten for four channels, slot coordination across several clients, a handover record, and the tenancy dates that decide whether you are the one who gets the renewal. This page is about the second kind only.

Job by job

Which parts are typing, and which parts are yours

Two of these rows say the tool changes nothing. Those are the rows where the work is judgement, and they are the line we do not cross.

The jobBy handWith tools
Pricing the unitYour read of the street, the block and what closed last month.UnchangedUnchanged, and deliberately so. Published medians describe typical units; they do not price the one in front of you. This is the judgement half and it stays yours.
Listing copy, per channelThe same unit written out four times, sized differently for each channel. One structured record, then ready-to-post copy per channel. You post it from your own accounts and it carries your own registration number.
Viewing slotsTimes agreed in chat, across several conversations, held in your head.A slot page per listing. People request, you approve or decline. Nothing is confirmed without you.
Not double-booking yourselfYou remember, or you find out at the door.A warning before you approve a time you have already given away on another listing.
Negotiating termsYou negotiate. It is what the client appointed you for.UnchangedUnchanged. The software takes no part in a negotiation and never replies on price or terms.
The handover recordPhotos in your camera roll, meter readings in a note, an inventory typed later.Keys, meters, inventory and condition held together with photos, exportable as one pack.
The dates after the deal closesA calendar reminder if you set one. Most of the tenancy year happens without you, and the renewal arrives when the client remembers you.The lease dates and the renewal window tracked from the day it is signed, so the conversation before a renewal is one you start.
Finding a document a year laterEmail search, and hoping it was attached rather than screenshotted.Held against the tenancy it belongs to, and exportable at any time.

No prices here yet: we have not set them, and quoting a number we have not decided would waste your time and ours.

What we do not do

To be plain about it: we are a software company and we are not a licensed estate agency. We do not give you leads, referrals or introductions: not to landlords, not to tenants, not for a fee and not for a share. We do not sell access for you to pass on to your own clients. Anything you list stays yours, under your own licence and your own registration number, and every regulated act on it remains yours to perform.

And what this is not

Landlords are who we build for first and we are not going to pretend otherwise. There is no agent CRM here, no commission ledger, no pipeline board, and nothing that touches your portal subscriptions. If you need a system of record for an agency, this is not it. What is here is the typing around a letting, and it happens to be the same typing whoever is doing it.

Questions agents ask

Leads, licences and whose listing it is

Why would a Singapore property agent use landlord software?

For the typing, not the selling. The parts of a letting that are judgement (pricing, reading a tenant, closing a negotiation) are not parts a tool improves, and we do not claim otherwise. The parts that are structured data entry are: one listing record instead of four rewrites, slot requests instead of a chat thread, a handover pack instead of a camera roll, and lease dates that surface before a renewal rather than after it.

Does Renvae give property agents leads or referrals?

No. Not to landlords, not to tenants, not for a fee and not for a share of one. We are a software company and we intend to stay one. We also do not sell access for you to pass on to your own clients. If either of those is what you are looking for, we are not the right conversation and it is better to say so now.

Whose listing is it if an agent uses your tools?

Yours. You are the one appointed, the listing is published from your own accounts under your own licence and registration number, and every regulated act on it is performed by you. We are a vendor supplying software. We are not a licensed estate agency, we do not act as one, and nothing here should be read as us being party to your client relationship.
