How Renvae works

Renvae is software. You pick the tenant, you negotiate, you sign. This page is the full version of that sentence.

What it does

It holds the admin around a letting you run yourself. You enter the place once. It turns that into listing copy for the channels you already use, a viewing schedule you approve, a record of where you posted, and (once someone has moved in) a rent ledger, receipts, a maintenance diary and the dates that used to live in your head. The letting checklist and the published rent figures stay free.

You post from your own accounts. You choose who views. You decide who is worth your time. The software does the typing and keeps the record.

What it does not do

We do not find your tenant. We do not speak to your tenant. We do not negotiate for you. We do not represent you. We do not rank, score, filter or sort the people who get in touch, and we do not introduce anyone to anyone. Every enquiry reaches you exactly as it arrived. A viewing request holds a time and a question: no name, no photo, nothing scored.

We are not a property agency and we are not licensed estate agents. Nobody here takes any part in a letting. That is the product, not a footnote.

Why this is not estate agency work

Estate agency work is introducing parties, negotiating, and acting for someone in a deal. Renvae does none of those. It is a toolkit the landlord (or a licensed agent, on their own listings, in their own name) operates. The relationship stays between the people in it. We never step into it.

What it costs

Prices are fixed before any work starts. They do not move with the rent you ask, the rent you achieve, or whether a tenancy is signed at all. There is no commission and no success fee.

The checklist and the rent figures are free, permanently. Letting tools are S$15 once, per letting. Managing the tenancy afterwards is S$15 a month, billed annually. An optional photo shoot is S$149 for an HDB flat or S$299 for a condo and includes the letting tools. The full comparison is on its own page.

Tenants are never charged

A tenant is never charged anything by Renvae, at any point, for any reason. No viewing fee, no application fee, no booking fee. The landlord is the only payer. If anyone asks a tenant for money in our name, it did not come from us.
