Where else a Singapore landlord can go
A Singapore landlord letting their own place has four kinds of tool available: the agent-subscription portals, the open classifieds and social groups, the rent-data sites, and general property-management software. Each is good at one thing. The gap they share is the tenancy year: stamp duty within 14 days of signing, the IRAS notification within 15 days, a rent record, and a renewal decision. None of them is built around Singapore’s statutory clocks.

Same basis for each: what it is, what it does better than us, and what it does not cover. Two of these we cannot match at any price.
The agent-subscription portals
Singapore’s largest rental search sites. Listings are placed by licensed agents holding a paid subscription, which is what puts a unit in front of the biggest tenant audience.

- By far the largest tenant audience in Singapore. Nothing an owner does on their own reaches that many searchers.
- Does not cover
- Owner access varies by portal and is worth checking before you rely on it. None of them tracks what happens after the tenant signs.
On 99.co, an owner may create a listing, but 99.co’s own help centre states that owner listings are “only accessible to our subscribed Premium agents, and will not be searchable by the public”, with past near-scams given as the stated reason. An owner listing there reaches agents, not tenants.

Classifieds and social groups
Carousell, Facebook Marketplace and the neighbourhood rental groups. Open to owners, free to post, and where most direct-landlord letting in Singapore actually happens.
- Better than us at
- Free, immediate, and genuinely open to owners with no gatekeeper. This is the channel we tell landlords to post to: the syndication pack is copy sized for these, posted from your own account.
- Does not cover
- Every channel is its own inbox, nothing carries a record, and a thread scrolls away. There is no deadline, no ledger and no document trail once someone moves in.
Rent-data sites
Sites publishing HDB and URA rental medians by town and flat type, built on the same free open data.
- Better than us at
- Several are excellent, free, and more comprehensive on historical data than we are. If a median is all you need, you do not need an account anywhere.
- Does not cover
- They answer what the market pays. They do not carry a letting, a deadline or a tenancy.
Property-management software
General landlord and portfolio platforms, most built for multi-unit portfolios in the US, UK or Australia.
- Better than us at
- If you hold many units across several buildings, these do far more than we do: accounting depth, maintenance workflows, multi-tenant reporting.
- Does not cover
- The statutory furniture is the wrong country’s. Singapore’s stamping window, the IRAS notification and HDB’s own rules are not clocks a generic platform knows about.
Renvae

Worth watching
Owner access to the portals may be changing
CEA has been publicly reported as studying whether homeowners may list directly on commercial property portals, alongside tougher industry standards for agents. If that changes, owner access to the portals changes with it.

Do Singapore landlords still need a property portal to find a tenant?
For reach, usually yes: the agent-subscription portals hold the largest tenant audience in Singapore and nothing replaces that. Check the specific portal’s owner policy before you rely on it: on 99.co, for example, an owner listing is created but, per 99.co’s own help centre, is visible only to subscribed Premium agents rather than to the searching public. Most direct-landlord letting in Singapore happens on Carousell, Facebook Marketplace and the rental groups instead.
What does Renvae do that a property portal or a rent-data site does not?
The tenancy year. A portal ends at the enquiry, a classified ends when the thread scrolls away, and a rent-data site answers one question. What none of them holds is the 14-day stamping window, the 15-day IRAS notification, the month-by-month rent record and the renewal date: the obligations that arrive after the tenant signs and stay for as long as the lease runs.
