What we do not do

We do not find your tenant, speak to your tenant, or negotiate for you. We are not a property agency and we are not licensed agents. You post the listing from your own account, you choose who views, you pick the tenant and you sign. That is deliberate — it is what keeps you the landlord.

The things landlords ask first.

Do I need a property agent to rent out my own place in Singapore?

No. An owner can let their own property in Singapore themselves, and that is who Renvae is built for. You write the listing, choose who views, pick the tenant and sign the agreement. The software handles the admin around those decisions and never takes part in the decisions themselves.

Is Renvae a property agency?

No. Renvae is a software company. It does not represent you, does not negotiate on your behalf, and never deals with your tenant for you — you do all of that yourself. What it sells is the tooling around a letting, not the letting.

What does Renvae cost?

S$149 for an HDB whole flat and S$299 for a condo, paid once, per letting. The price is fixed before any work starts and does not move with the rent you achieve, or with whether the place is let at all. There is no commission and no subscription.

Does the tenant pay anything?

No. A tenant is never charged anything by Renvae, at any point, for any reason — no viewing fee, no application fee, no booking fee. The landlord is the only payer. If anyone asks a tenant for money in our name, it did not come from us.

Do you find or screen tenants for me?

No. Every enquiry is passed to you exactly as it arrived — nothing filtered, nothing ranked, nothing answered on your behalf. A viewing request holds a time and a question, with no name, photo or nationality attached, and there is nowhere in the record to score anyone. You decide who is worth your time.

How do I work out what rent to ask?

Renvae publishes a free rent estimate built from official HDB median rents by town and flat type, and URA median rent per square foot by condo project. It shows the source, the period and the method. It reports what comparable places rented for; it does not recommend a price.

Which property types does it cover?

HDB, condo and landed. The rent estimate covers HDB by town and flat type, and condos by project. There is no landed figure, because no comparable published statistic exists — and rather than infer one, the tool says so on the page.

What happens after a tenant moves in?

The tenancy side takes over: a renewal clock, a rent log, receipts, a maintenance diary and stamp-duty reminders — the part that usually lives in a shoebox or a phone gallery. The details you entered when listing carry through, so nothing gets typed twice.
