Monthly rent × 12 ÷ 365. Check it yourself; that is the point. This is your lost rent only; it does not count mortgage, maintenance or the cost of a tenant you took because you were tired of waiting. Preset figures come from HDB's own published rental data (Q1 2026) and market estimates for condos.

A tenancy pays twelve months of rent across a 365-day year, so a day without a tenant costs one 365th of the year's rent. Take S$3,400a month, the calculator's HDB preset:
- Rent for a year
- S$3,400 × 12 = S$40,800
- For every empty day
- S$40,800 ÷ 365 = S$111.78
That is the whole formula. It counts lost rent only: no mortgage, no maintenance, no property tax, and nothing about any tenant you might take because you were tired of waiting. Those are real costs too, but they are yours to weigh, and adding our guesses to your arithmetic would make the number less checkable, not more useful.
