In Singapore a property agent is paid to let the unit: marketing, viewings, screening and signing. Renvae is software for the tenancy after that: the record, stamp duty and IRAS clocks, published rent figures, and renewal. These are different jobs. You can use both. Renvae is not an estate agency.
These are not the same job
An agent is paid once, when the tenant signs. Their involvement usually ends there. A Singapore tenancy then runs one or two years, with stamp duty, IRAS, records and renewal throughout.

Legacy: Landlord pays their agent, who may share with the tenant's agent. Client pays own agent: Each side pays whoever they engaged. Increasingly common, particularly at lower rents.

Landlord-side convention is often quoted as 0.5–1 months of rent for a one-year lease (typically 0.5) and 1–2 for two years (typically 1). Negotiable. GST is a separate line.

There is no legally fixed commission rate in Singapore. CEA does not set one. What follows is market convention, and it is negotiable.

Use a property agent and Renvae together
A landlord can engage a CEA-licensed agent for the letting and still run the tenancy on Renvae afterwards.
When an agent is the better choice
Appoint a CEA-licensed agent if you need viewings run for you, paid portal marketing, screening, negotiation, dispute handling, CEA licensing, or a prescribed estate agency agreement. Renvae does not perform that work.
