Published government figures for HDB flats and condos, with the source, the method and anything we worked out ourselves shown next to the number. Free, no signup, and no one calls you.

Flat type

Where this comes from. Housing & Development Board (HDB), via data.gov.sg: Median Rent By Town And Flat Type, 2026-Q2. Open the dataset.

How it is measured. median of rents self-declared in approved renting-out-of-flat applications for that town+flat-type+quarter; rounded to nearest S$10 by HDB

What it is not. This is the market median for a whole town, not a valuation of your flat. Floor, condition, furnishing and how close you are to the MRT all move a real rent away from it. We do not tell you what to ask. That is yours to decide.

Where a dash appears, HDB publishes no median for that combination this quarter: fewer than 20 renting-out transactions. HDB publishes no median for 2-room flats at all.

URA publishes per project, not per district. The district figure is ours: each project's published median, weighted by the contracts behind it. The per-project figures for all 621 projects are in the tool above. A district with no qualifying projects that quarter is absent rather than estimated.

HDB: median rent in dollars, 2026-Q2

HDB publishes a median rent for each town and flat type every quarter, taken from approved renting-out applications. Nothing is derived: the figure you see is the figure HDB published, and we link you straight to it. 2-room flats and any town–type pair with too few lettings get told so rather than filled in.

Condo: median rent per square foot, 2026-Q2

URA publishes median rent per square foot for each large project each quarter: 621 projects and 16,079 signed contracts in 2026-Q2. Find your project and that number is URA's, untouched.

Two things are ours.If your project is too small to be in URA's list we combine the projects in your district, weighting each by the contracts behind it: ordinary arithmetic, but our arithmetic. And turning per-square-foot into a monthly figure means multiplying by your floor area, which URA does not do. Both are marked on screen where they happen. A project has to have at least 100 units and at least 10 contracts signed in the quarter to appear at all, so smaller developments are absent.

Landed: no figure, and we will not invent one

URA publishes no median rent for landed property in dollar terms, only an index of how landed rents moved. We are not going to convert a condo figure into a landed one; they are different markets and the answer would be made up.

The two datasets are a quarter apart (HDB at 2026-Q2, URA at 2026-Q2), so they are shown separately rather than side by side. When we have enough completed tenancies of our own to add anything useful, we will, and we will show that working too.
