The Singapore landlord toolkit · the tenancy year

The year after
is the long part.

Once someone moves in, letting stops being a project and becomes a year of small dates: rent to record, receipts to hand over, a tap that needs fixing, stamping and IRAS windows that close quietly. This is the part that usually lives in a shoebox and a phone gallery.

Let your place with us and your first 3 months of Manage are free — then S$15 a month, billed annually.

The tenancy year

The same line, carrying on.

Letting ends where this begins, and this runs back into the next letting. The record travels the whole way with you — nothing is retyped at either join.

Manage

After they move in

See what Manage does

What it does

One place, for the whole tenancy.

The rent ledger — what was due, what arrived, what is outstanding

Receipts and invoices generated and stored, for you to hand over

The compliance calendar: stamping, IRAS, HDB approval, pass expiry, renewal

A maintenance diary, with photos and costs against each job

Your documents in one place, kept with the tenancy they belong to

A tax pack at year end — your actual expenses beside the 15% deemed election

What we never do with your tenancy

We never hold your rent — it goes to your own account and the ledger records that it arrived. We never contact your tenant: a late-rent reminder is a draft you send yourself. We do not draft or generate tenancy agreements, and we do not tell you what to elect on your tax return — the pack puts your own figures beside the 15% deemed expense so you can see both.

What it costs

Free to start. Pay when someone is actually living there.

Manage is charged per account rather than per property, and covers up to 3 properties — a landlord with three flats pays the same as a landlord with one. Let your place with us and your first 3 months of Manage are free — then S$15 a month, billed annually.

Compare all three

Still letting the place? Start there instead — Manage only becomes useful once someone has moved in.

Tell us about your place

We are working with a small first group of Singapore landlords. Tell us what you are letting, and we will take it from there.

You stay the landlord

You keep the relationship with your tenant, start to finish.

No commission

Nothing is charged to whoever ends up renting your place, either.

If it is not a fit

If the software is not right for your situation, we will say so.

We will not add you to a mailing list.
